A strong community

Your SBV

That is our motto - and it is very important to us. Whether students or senior citizens, singles or couples, small or large families: we not only offer our members living space tailored to their needs. We also create a living space with a neighbourly atmosphere in which you can feel at home.

SBV was founded in 1949 and has exciting decades behind it. Are you interested too? Then take a look at our chronicle.

Get to know us and the housing industry. We look forward to meeting you!

Our co-operative concept
A genuine principle for success

Co-operatives as we know them today have existed in German-speaking countries since the early/mid-19th century. They therefore have a long tradition, but the principle is by no means outdated. Joining forces to achieve an - economic - goal: This guiding principle is as relevant today as ever.

Since 2016, the cooperative idea has even been part of the intangible world cultural heritage. Unesco has thus recognised a model that is "based on values such as solidarity, honesty and responsibility".

Mission statement

SBV's philosophy - our work and actions - is based on our mission statement. On the one hand, it should have an internal effect: as an identification brand and point of orientation for all SBV employees and members of the co-operative. And, of course, it should also have an external impact, because we want to be measured by the implementation of our mission statement at all times. Our mission statement is made up of four guiding principles:

Successful for Flensburg

We operate soundly and handle our members' contributions and savings deposits responsibly. In this way, we create the basis for involvement in numerous social and climate protection projects.
We also fulfil our responsibility for the Flensburg region and generally select local service providers and tradespeople. Reliable action and fair dealings characterise this cooperation.

Creating a home together

We create needs-orientated living space that is affordable and offers a home worth living in. At the same time, we maintain our portfolio in the interests of our members and offer a lifelong right of residence.
In dialogue with our members, urban planners and architects, we create attractive neighbourhoods as meeting places with a high amenity value.

Reliable as an employer

We offer secure employment with good career prospects and are a reliable and responsible employer that fulfils its duty of care. We offer appropriate pay in line with the housing industry pay scale and good social conditions as well as further training and individual support. Our daily work is characterised by respectful interaction at all levels.

You can find the detailed version of the mission statement in our brochure.

Let's speak plainly

SBV has grown enormously in the years of its existence. Not only have we continued to develop new housing for our members. We have also continued to expand our business areas with our savings facility and SBV's External Management department. However, with more than 11,000 members, it is hardly possible to communicate all of our development steps to every member personally - even though we are happy to take every opportunity for personal dialogue with you.

To ensure that our members do not lose track of "their co-operative" and that new members can quickly find their way around our "model", we have summarised the most important key data for you here.

Two in one ...

Anyone who rents a flat is a tenant; anyone who lets a flat is a landlord. It's clear, isn't it?
Things work a little differently for us: when you buy shares in our co-operative, you not only become a member, but also have a stake in the entire SBV housing stock. This means that our members are two in one: tenants with lifelong residential rights and landlords.

However, as several thousand Flensburg residents cannot manage their flats together in a meaningful way, the SBV's Executive Board and employees take on this task.

Co-determination and responsibility nevertheless remain key concepts for each individual "SBV member".

... and a strong team for everyone

One of the ways in which every member has a say is through the election of representatives. Every five years, the members elect their representatives. They meet regularly, discuss upcoming and ongoing projects and vote on the distribution of the annual profit, for example. The association of elected representatives, the Representatives' Meeting, is the highest body of our co-operative. It also elects the Supervisory Board.

The members of the Supervisory Board appoint the Executive Board, support and monitor it and consult with it on upcoming projects.

The Executive Board puts together and manages its team of employees. It also regularly reports to the Supervisory Board and the Representatives' Meeting on its own actions and those of the administration.

The management/employee team performs all the tasks of a Renting division ... and a little more.

Together, the committees of our co-operative form a strong team for all members.
