Wherever possible, we build and renovate our entire portfolio so that barrier-free and therefore age-appropriate living is possible.

In addition, we offer our older members various models in the areas of homes for the elderly, homes with services and homes for people with dementia, which are specially designed to provide a comfortable home for the elderly - orientated towards the care and special care needs of the residents.

In our homes for the elderly, we have combined the greatest possible independence in low-barrier flats with a comprehensive range of nursing and care services on site. Even people with a high level of care can remain in their own four walls thanks to the daily deployment of specialised care staff.

We have therefore teamed up with a strong social services provider, Arbeiterwohlfahrt (AWO), for our serviced living services.

Anyone who decides to live in one of our homes for the elderly automatically books basic services with AWO. In addition, communal rooms and a wide range of leisure activities ensure a life in the centre of the community.

A separate residential care ward is attached to each of our homes for the elderly.

Please note: The minimum age for sheltered living in a home for the elderly is 60.

Young, dynamic and always on the move

The Sandberg district of Flensburg has two distinctive features: It is home to the campus of Flensburg University and the University of Applied Sciences. The Flens Arena - home to local heroes SG Flensburg-Handewitt - is also part of Sandberg. Well over 6,000 people live here. The district is located to the south-east of the fjord, and the home for the elderly is just a few minutes' walk from the city centre and easily accessible by car via the B199 and "Zur Exe" road. It is also served by public transport at short intervals.

Sandberg offers affordable living space ranging from student flats to detached houses. The district is very family-friendly thanks to its wide range of nurseries and childcare facilities.

The Hafermarkt is part of the neighbourhood. Residents can find everything they need for their daily needs there in the form of a food and textile discounter. With the campus pool, which is only a few minutes away from the university campus, Sandberg has a modern fun and sports pool with a large sauna area.

Quality of life in all situations
The SBV home for the elderly "Sandberg" was built in the heart of the neighbourhood in 2005. The AWO's specialised team is a long-standing cooperation partner. It is the first of a total of three SBV homes for the elderly and still serves as a role model today.

Older people can live there in their own homes without having to do without reliable assistance. The flats have been built to a high standard of safety and comfort. A total of 75 two- to three-room flats provide individual living space. Interested parties should allow for an average waiting period of three to five years. Each residential unit will of course be handed over in a renovated and ready-to-occupy condition.

A residential property at Schulze-Delitzsch-Straße 21 a is attached to the home for the elderly. Here, a further 55 residential units are looked after by AWO employees. Overnight visitors from SBV members can also book a guest flat there. A unique feature of the SBV home for the elderly "Sandberg" is the exhibition of local artists in the in-house gallery, which changes every three months. Independence, commitment, security in all situations - this is what the team at the SBV home for the elderly "Sandberg" stands for every day.

Apartment facilities
Wide corridors, well-designed facilities and two spacious lifts ensure freedom of movement even outside the flats if you have a disability.

The doors of the neighbourhood café are open to anyone who would like to socialise. People from the neighbourhood also take advantage of the lunch, coffee and cake service. Numerous events are also organised here throughout the year. A colourful collection of literature can be found in the cosy in-house library. Each residential unit has its own cellar. Storage facilities for bicycles and walking aids, a laundry room and drying room can be shared.

All flats are equipped with widened doors for wheelchair users and a barrier-free shower room. A modern fitted kitchen and robust floor coverings are part of the bright and friendly flat. On warm days, the balcony or terrace becomes a favourite spot.

Central, well-maintained and with good local amenities

Christiansenpark around the corner, good bus connections, shopping facilities nearby and a streetscape characterised by lovingly maintained old buildings: "Friesischer Berg" in the south-west of the city is one of Flensburg's preferred residential areas. One of the central streets is Friesische Straße. It begins at Südermarkt, the weekly market square, and leads towards Marienallee. The lower part of the street is lined with old buildings from the imperial era, typical of the district. The rest of the street is characterised by apartment blocks with spacious green areas. Around 6,700 people live in the neighbourhood; a large proportion of them are members of the SBV.

Although the first part of the route from the city centre lives up to the district's name, those who are not so good on foot can also 'climb' the "Friesischer Berg" by bus. This means that the city centre, St. Franziskus Hospital and the Diako hospital can be reached quickly. Thanks to the good connections, nothing stands in the way of a spontaneous stroll through the Citti- and Fördepark shopping centres. There are a number of supermarkets, discounters and smaller food markets on site for everyday shopping. Good health care is ensured by numerous service providers and doctors' surgeries.

Culture lovers will get their money's worth at the Museumsberg. With its two museums, which provide an insight into the history of art and culture from the Middle Ages to the 21st century, it is one of the largest museums in Schleswig-Holstein. Chamber concerts are also held there at regular intervals.

Rooms for movement and the greatest possible independence
In Mathildenstraße, one of the streets lined with old buildings in the district, the youngest of the three SBV homes for the elderly (2011) offers a cosy home for people aged 60 and over. The house with its 81 barrier-free two- and three-room flats is named after the neighbourhood: "Friesischer Berg" home for the elderly. It is operated in close cooperation with the AWO, which supports the SBV as a competent partner. The waiting times for these flats are three to five years on average.

Spacious corridors and two lifts ensure short distances and unrestricted movement around the building - even with wheelchairs or walking aids. The open neighbourhood café on the ground floor has established itself as a meeting place for residents and neighbours. There is a daily lunch special and regular events with coffee and cake. The communal rooms on the first, second and third floors are also ideal for socialising, and those who prefer to retreat with a good book will find the right literature in the building's own cosy library. Overnight visitors from SBV members can also book a guest flat there.

The bicycle cellar, laundry room and drying room in the basement are open to all residents. There are also charging stations for electric wheelchairs.

The café of the Förde bakery on the ground floor is ideal for a coffee with visitors. There is also a general practitioner (doctor), physiotherapy and chiropody practice in the building.

Equipment in the flats
The greatest possible independence and unrestricted freedom of movement are also emphasised in the individual areas. All flats are equipped with a solid fitted kitchen, widened doors for wheelchair users, a level-access shower in the bathroom and easy-care PVC floors with a laminate look. A storage room provides ample storage space for hoovers etc., and with a balcony or terrace, every resident in the "Friesischer Berg" home for the elderly has their own place in the sun.

Modern and forward-looking

No other neighbourhood has been modernised and invested in as much as here. The driving force behind this is the SBV, which has modernised almost an entire residential area with "Living for Generations", offering people quality living at every stage of life. Today, Fruerlund has a good 6,600 residents.

With the Volkspark, recreation is right on the doorstep. This is why the park area above the fjord is also known as "Flensburg's resting pearl". With allotments and a diverse stock of trees, the Volkspark offers lush nature and a unique view over the city from the viewing platform. The Mürwiker water tower stands on the edge of the park. With "Wohnen am Wasserturm", the SBV - which has its headquarters in the immediate vicinity - has set new standards for the future. The SBV community centre 360° brings people of all generations together and makes life a little more colourful with a varied programme of events.

The district is family-friendly and offers schools, daycare centres and childcare facilities. In addition to a range of service providers, the local shopping centre at the stadium offers a variety of shops. A supermarket chain, drugstore, pharmacy, hairdressing salon, bank branch and a medical and therapy centre cover almost all daily needs. Sporty people in particular make use of the adjacent stadium with football pitches and a tartan track.

Proven care concept and feel-good place
The SBV home for the elderly "Fruerlund" was built in the centre of the district in 2007. It is the second of three SBV homes for the elderly and is just a few minutes' walk from the local shopping centre at the stadium. The Volkspark is also within easy walking distance.

The AWO team has been a reliable cooperation partner of SBV from the very beginning and is committed to providing a tried-and-tested care concept for the residents of the home for the elderly.

The brick building houses 69 two- and three-room flats. Demand is high and the average waiting time is three to five years. Each residential unit is handed over ready for occupancy. Two lifts ensure short distances in the building. Extra-wide corridors have been built for residents with walking aids or wheelchairs.

The in-house café on the first floor is a meeting place for residents and their guests. It's a great place to spend some quality time with a changing lunch menu, coffee and cake. People meet here for a chat, an afternoon of games and more.

The cosy library, which is stocked with books to suit every taste, is a place of retreat. A special feature of the SBV home for the elderly "Fruerlund" is the fitness room. If you like, you can take part in various AWO courses, from back exercises to fall prevention.

Each flat has its own cellar. The laundry room and a drying room can be used communally. There is also a bus stop right outside the door.

Apartment furnishings
The flats are solidly furnished with well thought-out security extras. Easy-care floor coverings, modern fitted kitchens, widened doors and corridors are part of every unit. The bathroom is equipped with a level-access shower and is barrier-free, and freedom of movement is also ensured in other respects. When the weather is nice, tenants can enjoy a spacious balcony or terrace.

 

Living with service

Living with service - this is what we call our assisted living programme for active senior citizens. This form of living is based on age-appropriate, barrier-free and fully equipped flats, combined with a basic service package and the option of individually booking additional care services.

In addition to our own property, the "Mürwiker Garten", we would like to introduce you to another property, the "Wohnanlage Marrensdamm". This is managed by us.

In both facilities, the employees of St. Elisabeth Outpatient Services provide social services.

  • Weekly promotion of neighbourly coexistence/organisation of events
  • Participation in seasonal festivals
  • Coordination of a shopping delivery service (once a week)

With excellent local amenities and transport links

The Flensburg district of Mürwik is located in the north-east of the city and is the largest in Flensburg. It consists of the five districts of Flensburg-Mürwik, Osbek, Wasserloos, Friedheim and Solitüde with its large family beach.

In addition to its proximity to the fjord, Mürwik scores with excellent local amenities. The Twedter Plack is a central location, home to doctors' surgeries as well as discount stores, supermarkets, flower shops, pharmacies, cafés, ice cream parlours, bookshops and hairdressers.

Grocery shops, discount stores, drugstores, shoe shops, bakeries, various doctors and pharmacies are also located in the immediate vicinity of the "Mürwiker Garten" in the Wasserloos district.

Thanks to the bus stops right next to the residential complex, Flensburg city centre can also be reached quickly and easily.

Green and intergenerational
The "Mürwiker Garten" was opened in 2018. Its name was chosen carefully: Although the residential complex has a direct connection to Nordstraße, it still offers plenty of green space - and not just on the balconies that most of the 73 flats have. The complex also includes a communal garden with a greenhouse and seating - space for socialising and spending time in the greenery.

Another aim of the SBV is to promote dialogue between young and old. The "Mürwiker Garten" therefore cooperates with the ADS kindergarten, which has its premises on the ground floor of the residential complex. Senior citizens and children celebrate together at events such as the Festival of Lights and Summer Festival, meet on the shared grounds and at weekly events such as "Low German for young and old".

When visitors arrive, residents can book the SBV guest flat on the first floor of the residential complex. Bread rolls for breakfast are available from the bakery on the ground floor - with an adjoining café.

There is also a physiotherapy practice in the building.

The "Mürwiker Garten" is run in close cooperation with the St. Elisabeth outpatient services, which support the SBV as a competent partner.

Apartment facilities
Almost all flats in the "Mürwiker Garten" have a balcony, which offers enough space for sunbathing or a short break in the open air.

In the residential complex itself, lifts and spacious, brightly designed corridors ensure both barrier-free movement around the building and ample meeting space. In addition, a large communal room with adjoining kitchen encourages socialising. This is also where the in-house entertainment programme takes place with weekly events, lectures and parties, so that everyone can quickly make friends in the "Mürwiker Garten".

Residents who enjoy travelling on two wheels can safely store their bicycles in the bicycle shed. There is also a room with tumble dryers.

Close to the fjord and in the middle of the "small centre" Twedter Plack

Twedter Plack is the lively centre of Flensburg's Mürwik district in the north-east of the city. With just under 15,000 inhabitants, Mürwik is the largest district in Flensburg and consists of the five districts of Flensburg-Mürwik, Osbek, Wasserloos, Friedheim and Solitüde.

In addition to its proximity to the fjord, Mürwik scores with excellent local amenities. The "Marrensdamm residential complex" is located directly on Twedter Plack, Flensburg's small second city centre. Medical practices, discount stores, supermarkets, flower shops, pharmacies, cafés, ice cream parlours, bookshops and hairdressers are all located here. From the small bus station, numerous bus lines not only run to the city centre and the beach, but also to Glücksburg and Kappeln.

Very close to Twedter Plack is Solitüde with its recreational forest and lido - a popular destination for families with small children in summer. With a long shallow water area, playgrounds, volleyball court, restaurant and kiosk, it offers everything you need for a relaxing day at the beach.

Many leisure options and good medical infrastructure
The "Marrensdamm residential complex" was opened in 2012. The employees of St Elisabeth's Outpatient Services take care of the residents, while SBV is responsible for managing the 79 flats.

The residential complex is well integrated into an extremely active neighbourhood. The neighbourhood centre in the Malteserstift St. Klara directly opposite offers regular events, including creative and music groups as well as therapeutic activities such as exercise therapy and memory training. The "Forum Mürwik" and the neighbourhood's church community are also committed to creating an attractive living and residential environment.

In terms of local recreation, the neighbouring wooded areas in the direction of Glücksburg, the short distance to the large family beach in Solitüde and various cafés and restaurants in the immediate vicinity have a lot to offer.

And when visitors arrive, the residents of the Marrensdamm residential complex have a guest flat for relatives in the building itself.

Another advantage: various specialists, physiotherapy practices and pharmacies are centrally located and within walking distance - the basis for versatile and local medical care.

The entire complex is designed so that people with restricted mobility can also feel at home here without restriction. Two meeting rooms, where smaller events such as private parties for tenants can be organised, also promote community life.

All flats have their own balcony or terrace, are equipped with a fitted kitchen and offer storage space in a small storeroom. Two lifts in the complex also ensure barrier-free access to the upper floors.

Living for people with dementia

People with dementia have special needs that often make living in their own four walls difficult. With the dementia flat share, the SBV, together with Arbeiterwohlfahrt (AWO), has brought a form of housing to Flensburg that fulfils both the special care requirements of the residents and their desire for a largely self-determined life in the community - and a home of their own.

The dementia flat share offers a family-like living structure - usually until the end of life. There are personal retreat areas as well as 24-hour assistance and support services from on-site carers.

Further care services can be added on an individual basis. The choice of doctor is also free.

Living in a dementia flat share is suitable for people with dementia who come from Flensburg and the surrounding area, need support in everyday life and have at least care level 2.

Requirements for a flat in the "Demenz-WG Travestraße"

  • Care level 2
  • Dementia-related illness
  • SBV membership with 6-8 cooperative shares depending on the size of the flat at €160.00 each (€960.00 to €1,280.00) as well as a one-off admission fee (€50.00)

AWO services
The services are divided into basic and optional services, whereby the optional services can also be booked with other service providers on request.

This is what the care service provides:

  • Presence 24 hours a day, 7 days a week
  • Assistance in organising and structuring everyday life
  • Support with shopping for daily needs
  • Orientation of daily routines to people's habits and rhythm
  • Support with personality-stabilising rituals (clothing, manners, eating and drinking habits, etc.)

The AWO can provide information on the specific costs for the respective services.

Residents of the "dementia flat-sharing community" can book other individually desired care and nursing services from the AWO, but also from other providers.

The basis for all care and nursing services is a contract concluded after a detailed consultation, in which the type, scope and remuneration of the services are regulated.

Well integrated into the established neighbourhood of Fruerlund

Fruerlund is SBV's home neighbourhood. This is where the co-operative's founders built their first flats after the war. Following the large-scale redesign under the title "Living for generations" and extensive renovation and modernisation work, the district is now a popular residential area for young and old. Families with young children feel just as at home in the established neighbourhood as students and older people.

Local amenities are provided by the shopping centre at the stadium. Doctors' surgeries and other service providers are also not far away.

The SBV-Gemeinschaftshaus 360° has established itself as a central place for community life in the neighbourhood - right next to the co-operative's headquarters on Willi-Sander-Platz, where there is also a bakery with a small café for cosy breaks.

With the Volkspark, opportunities for local recreation are almost on the doorstep: allotments, a diverse stock of trees, play areas and viewing platforms for unique views over the city. And if you want to take a detour into Flensburg city centre, you can get there quickly thanks to the excellent bus connections.

Supervised community and individual retreat
The dementia flat-sharing community run by SBV and AWO opened in 2019 and is the first residential facility of its kind in Flensburg. The aim is to enable people with dementia to lead a self-determined life and participate in society, even as the disease progresses, and to promote this.

Located on the ground floor of a new SBV building at Travestraße 28, the residents each have their own modern flat. There are also spacious communal rooms.

Each of the twelve flatmates has their own tenancy agreement. The tenants' and relatives' meeting decides how living together in the shared flat is organised.

The carers from the AWO outpatient care service deliberately see themselves as "guests": they offer support where it is needed and provide structure for everyday life if the residents' own sense of daily structure is limited by the illness.

Anyone who requires care services over and above this support can also receive these from the AWO or commission another provider.

The motto "Hand in hand for the most self-determined living and life possible" applies to everyone: from residents and relatives to the SBV and AWO as well as external care providers and volunteer supporters.

Apartment facilities
The 500m2 of living space in the shared flat includes a shared, open-plan kitchen and living room, a guest WC and storage rooms as well as outdoor facilities with a communal terrace and small sheltered garden. SBV sought advice from experts when planning the space. Among other things, the lighting concept is tailored to the special needs of people with dementia.

In addition to the communal rooms, everyone has their own personal retreat for themselves and visitors - with their own bathroom and mostly their own small terrace. The rooms, which residents can furnish individually, are equipped with telephone, internet and TV connections.
